Experienced Lettings Negotiator
Based at 32 Old Compton Street, London W1D 4TP.
Working hours generally Monday-Friday, 9am to 7pm, although flexibility is required.
Reports to: Lettings Manager
Job purpose:
To negotiate lettings deals, source new business and help expand our Lettings Operations in accordance with the aims and principles of Outlet.
Key Responsibilities and Accountabilities:
Functional:
1) Respond to clients;
2) Conducting viewings and negotiating deals;
3) Following deals through to completion maintaining a high level of customer service;
4) Conducting rental valuations;
5) Team motivation;
6) Attend training to develop relevant knowledge and skills;
Managerial:
7) Sourcing new business;
8) Advertising and marketing properties;
9) Reporting to the directors weekly or as needed and feeding back to the team;
10) Marketing of our unique brand correctly within the property market to maximise potential;
11) Develop ideas and create projects to expand OPM’s customer base;
12) Aid in time and budget management in order to maximise targets;
Organisational:
13) Increasing productivity;
14) Aiding operations manager in the retention and development of existing customers;
15) Liaise and attend meetings with other company functions necessary to perform duties and aid business and organisational development;
16) Planning and executing continued ideas for expansion of OPM.
Scale Indicators:
Managed properties are mainly within central London/zone 1. Let properties within central London, usually up to zone 3. OPM currently comprises Russell Wells, Lettings Manager; Siobhan Owen, Operations Manager and Fernando Mediavilla Property Co-ordinator. The office is shared with Outlet Residential and Outlet Holidays. We also have an office in Spain.
Person-Profile, Experienced Lettings Negotiator:
Personality: Self-driven, results-oriented with a positive outlook, and a clear focus on excellent customer service and business profit. A natural forward planner who critically assesses own performance. Reliable, tolerant, a good communicator and well presented, you will be keen to work in a non-traditional environment and bursting with new ideas!
Personal Situation: Must be mature in outlook and committed to furthering your career in property. Should be conversant with the principles of Outlet. Able to work extended hours on occasions when required. Should enjoy a lively, buzzing working environment.
Specific Job Skills: Able to communicate, motivate, and negotiate! Understands the principles of the property market, marketing, and lettings. Experience of working in a small, dedicated team and enthusiasm about OPM’s expansion. Flexible and creative.
Computer skills: Must be adept in use of MS Office 2000 or later, particularly Excel and Word, Internet and email.
Literacy and Numeracy: Able to understand profit and loss calculations and basic business finance. Must be a competent writer of business letters and proposals and be able to take responsibility for own administration and for following correct administrative procedures as set by operations manager.
Business and Selling Skills: Must be an excellent face-to-face and telephone communicator. Able to demonstrate success and experience in lettings, managing clients and being part of a team. Ideal background would be in sales/lettings.
Management Ability: Though staff management is not initially part of the job, responsibility and opportunity could grow with the development of the business, for example the prospect of recruiting and managing further lettings staff. Should be able to work co-operatively and flexibly with Russell and Siobhan. Teamwork is key to the success of OPM.
Salary: Dependant on experience. Basic plus good commission. Use of company car provided after successful completion of probation period.

Monday - Friday 8.30am - 1pm
Saturday 1pm - 5pm
26.5 hours a week.
You need to be presentable, reliable and have a pleasant outgoing personality.
You need to be able to work Monday - Saturday during the times detailed above.
